The firm was retained to design a new 22 unit residential condominium building in the Village of Mineola, New York. The project maximized the development of the small site by providing for its optimal use and the size of the units. Parking was created on the ground floor and the building was positioned above the parking area. The four-story building was designed to have an appearance that would be aesthetically pleasing and harmonize with the residential environment. The building design incorporated multiple building setbacks to offset building height and to add character. The firm’s team worked closely with the Village of Mineola to obtain special permits and to secure the required approvals from the Board of Trustees. This project is part of the Village’s “smart growth” initiative for the development of its downtown where there is easy access to public transportation. This project is the first in the Village to be reviewed under a new local law for development of incentive bonuses. The firm worked closely with owners to qualify for as many bonuses as possible. |
